The Principal Project Manager, GMSA Real Estate, based in São Caetano do Sul, estate of São Paulo, Brazil, is responsible for developing and executing strategies that support both existing and emerging GM business units in South America. This role requires exceptional leadership, communication, and organizational skills, with frequent engagement across senior-level business leaders and internal stakeholders. Success in this position hinges on strong communications, strategic decision-making, organizational agility, and a forward-thinking mindset. The ideal candidate is a seasoned real estate professional with deep expertise in corporate real estate and proven leadership experience, reporting directly to the Assistant Director – Global Real Estate and indirectly to the Director of Facilities in South America.What You'll Do:Lead cross-functional teams on small and large-scale and complex real estate projects responsible for executing real estate transactions (acquisitions, leases, dispositions) across the enterpriseDirectly manage high-profile projects, providing hands-on leadership and oversight to ensure alignment with strategic goalsOversee key portfolio operations, including lease administration, rent collection, and property managementBuild strong partnerships with internal stakeholders to enhance collaboration, drive consistency in service delivery, and identify opportunities for portfolio optimization and continuous improvement.Promote employee growth by fostering a culture of continuous learning, supporting career development, and encouraging professional advancementManage externally brokers and service providers, including through site searches and transaction negotiations, to ensure terms reflect GM’s best interestsOperate with integrity and accountability, ensuring full compliance with corporate policies, procedures, and ethical standardsChampion the Infrastructure & Corporate Citizenship brand, increasing awareness and engagement among business partners, service providers, and contractorsSupport property documentation, space planning and office operations, closely working with the GMSA Facilities teamLocation : São Caetano do Sul/SPYour Skills & Abilities (Required Qualifications):B.A./B.S. in business, finance, or real estate required; MBA and/or JD preferredFluent in Spanish, Portuguese and EnglishProfessional Real Estate licensing and certifications preferred (CRECI)Solid corporate real estate experience with strong negotiation, financial analysis, and business planning skillsProven ability to manage high-volume projects and collaborate with diverse stakeholdersResults‑driven leader with a proven track record of guiding teams in the development and execution of real estate strategiesAvailability to travel internationally as required.
