A specialized research role focused on identifying heirs, confirming ownership, and resolving title complexity for Texas property deals. You will conduct hands-on genealogy research, deep recorder-of-deeds investigations, and public records work to produce a complete, caller-ready research packet—so the sales and calling team can move cases forward without back-and-forth. Experience in genealogical research, property title investigation, probate, or U.S. public records research is highly preferred.

Objectives of this Role
* Accurate Identification: Produce comprehensive heirship profiles and contact pathways through professional genealogy.
* Title Intelligence: Execute \"Track B\" deep-dive investigations to surface hidden defects and opportunities invisible to standard searches.
* Operational Efficiency: Deliver structured, \"caller-ready\" research packets to the sales team to minimize back-and-forth and accelerate closing.
* Complex Problem Solving: Resolve bottlenecks through expert-level skip tracing and public records forensics.
Responsibilities
* Genealogy & Heir Identification: Verify owner deaths via obituaries and public records; build family trees using Ancestry.com and alternative indicators (deed dates, court records).
* Title Chain Research (Track A & B): Conduct full Title Intelligence Profile (TIP) investigations. Trace ownership via grantor/grantee and legal descriptions, analyze all recorded instruments, and flag breaks in chain or unreleased liens.
* Public Records Investigation: Scour probate, tax, divorce, bankruptcy (PACER), and Secretary of State records to validate entity and individual status.
* Advanced Skip Tracing: Locate hard-to-find heirs using social media and non-standard digital forensics; verify all data against the heir profile.
* CRM Documentation & Curative Support: Record structured findings in Podio; identify required curative instruments (e.g., Affidavits of Heirship) and outline resolution paths.
Required Skills and Qualifications
* Genealogy Expertise: Professional experience building family trees and navigating birth/death/marriage/divorce records.
* Advanced Title Search: Proven ability to read and interpret complex recorded documents and identify hidden title defects.
* Public Records Proficiency: Mastery of county recorder portals, probate courts, and federal (PACER) databases.
* Analytical Documentation: Ability to summarize complex legal/familial findings into concise, actionable English notes.
* Technical Tools: High proficiency in Ancestry.com and skip tracing platforms (TLO, Batch, or similar).
Preferred Skills and Qualifications
* Prior experience in U.S. Title Curative or Texas-specific property research.
* Experience with Podio CRM.
* Background in estate law, probate, or professional heir-hunting.
* Bilingual (English/Spanish) is a plus.
